Opal Seas is a top quality beachfront 3 bedroom 3.5 bath vacation home with more than 4,400 square feet of interior living space set directly on "Pu`unoa" Baby Beach in the heart of Lahaina. This is "Your Own Private Paradise" on Maui, and reservations are available now.

A magical transformation was just completed at Opal Seas. Please see the stunning view photos taken from the upper master suite at Opal Seas of Baby Beach, the Pacific Ocean, and Lana`i Island. All of the photos of Baby Beach and other nearby beaches are also current and realistic.

In all of Maui island, there are very few homes that are set directly on a sandy beach, and Opal Seas is one of the very few homes with that rare pedigree. Step out of your comfortable ocean front home right on to a soft sandy beach which is encircled by an ancient reef. The area was formerly known as the Queen`s fishing pond. The waters of Baby "Pu`unoa" Beach are forever calm and clear, thus the nickname "Baby Beach" where babies, toddlers, children and adults can all swim and soak in shallow warm waters.

Opal Seas faces west, and throughout the year crimson and scarlet sunsets are viewable from this vacation home. After the sun sets, the moon rises and blankets the offshore waters in a stunning silvery glow. During whale season, this is the place to be! Sit up on the covered veranda outside of the master suite, and gaze out over a vast expanse of beautiful azure blue ocean. Whales may very well pop up every few minutes, putting on one of the best shows on earth.

Recently, we added a full complement of outdoor patio furniture for both the beach-level poolside deck, and for the upper master suite deck. Upstairs we feature a European import double hammock on a cypress wood stand that accommodates 2 guests for afternoon naps. Between the upstairs and downstairs levels, there are 6 reclining chaise lounge chairs, a dining table for 6, a game table for 4 upstairs, and three separate outdoor sofas.

Bedding: King Bed in the master suite with separate parlor room upstairs, King Bed in a private master suite downstairs facing the pool, and 2 Twins or 1 King Bed in the third garden bedroom.

The lazy and quiet residential neighborhood near Opal Seas is reminiscent of Hawai'i of a bygone era. Relax on the covered veranda and whale watch all day long, or gaze at one of West Maui`s scarlet sunsets or silvery moonsets. Grab the beach chairs, coolers, towels, and umbrellas provided for your day on the beach - right in front of your own home! Hungry for lunch or a drink? Your home is just steps from the water`s edge. There is a gas BBQ grill, along with a convenient ice maker and beverage fridge by the pool outdoors.

At Opal Seas there is an ocean front heated swimming pool and poolside hot tub, central air conditioning, home office with high speed wireless internet service, a fully equipped kitchen with espresso machine, wine fridge, and a gas range. There is a second kitchenette in the upstairs master parlor, and a large built-in BBQ by the pool.

Each room in Opal Seas has a television, many of which are new flat panel televisions with Dish Network and an unlimited NETFLIX account. Other state-of art electronics include DVD players, iPod docks, and more. Of course there is also a state-of-art wired and wireless high-speed internet service at Opal Seas.

The kitchen is very well equipped, with a full array of supplies and equipment, including an espresso machine, coffee maker, coffee grinder, and many other luxury grade amenities. Grill up fresh island fish at the large built-in gas grill.

Opal Seas At Baby Beach was crafted with superb attention to detail, and trimmed and furnished with the extensive use of marble, polished limestone and plush carpets. High ceilings and the abundant use of floor-to-ceiling glass walls accentuate the aura of spaciousness and enhance the beautiful ocean views. Need to do business while on Maui? Work in the private office room with a printer/scanner/copier/fax and office supply, television, CD/DVD, iPod dock, sofa, and a desk that faces the swimming pool area.

The master suite takes up the entire second level of Opal Seas. It has a large private bath with 2 WC, deep soaking tub, separate double marble shower, dual vanities, and walk-in closet. You enter the master suite through a separate private parlor room that is equipped with a rocking arm chair, a new sofa, TV, DVD, and a kitchenette. It is closed off from the sleeping suite, so if a guest wants to stay up later or wake up earlier than another, there is a private area in which to relax. We equipped the kitchenette with everything you may need to make coffee, tea, or to warm up a snack or toast pastries. There is a fridge for beverages and a warmer/toaster oven too!

Walk into Lahaina from Opal Seas - the center of action is just two blocks away! Enjoy Lahaina for world-class dining, shopping, galleries, ice cream, sports gear rental, movie theaters or rental, sightseeing, historic sites, charter boats, live theater, and much more. Depending on the time of year you may parasail or rent jet skis nearby. Lahaina harbor is also just a minutes away. From the harbor you can join a fully crewed sailboat, or hop a ferry to the islands of Lana`i or Moloka`i. SPECIFIC RENTAL TERMS AND CONDITIONS AS STIPULATED BY MAUI COUNTY AS A CONDITION OF SHORT-TERM (vacation) RENTAL PERMIT/LICENSE:

a) Quiet hours from 9:00 p.m. to 8:00 a.m., during which time the noise from the short-term rental home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area;

b) Amplified sound that is audible beyond the property boundaries of the short-term rental home is prohibited;

c) Vehicles shall be parked in the designated onsite parking area and shall not be parked on the street;

d) No parties or group gatherings other than registered guests shall occur;

e) The shoreline area is the property of the people of Hawai' i, and is open for the free use by everyone;

f) Occupancy is for 2 guests per bedroom; and

g) Rental is for one set of guests (family, group, etc.) at a time. Property is not rented at the same time to multiple sets of guests or to unaffiliated persons.

Note: A single individual lives on property in an apartment above the garage at Opal Seas. He has lived on property providing "security" for the property owner for many, many years. The security person parks outside of the gate. He does not use the house amenities at any time. He does not access guest use areas. Housekeeping Services Provided If rented for 7 nights or longer at the full advertised rate, a thorough and comprehensive complimentary mid-week housekeeping service is provided, except for select off-season periods, for up to 8 hours in total, which includes a complete bed and bath linen change and general cleaning. Please see the rate quote and rental agreement for inclusive cleaning services. Personal laundry service is excluded from the mid-week service. Our villas are extremely well stocked with an abundant supply of towels, blankets, extra bed linens, paper products, and various cleaning and soap products. There is plenty of inventory to suffice for several days. Within your private villa there is a laundry room with a washer/dryer, cleaning supplies, laundry supplies, and irons/boards.

During the Christmas and New Years holiday period, DAILY housekeeping is provided, with the exception that there is no housekeeping service on Christmas Day December 25 and on New Years Day January 1.
Extra Housekeeping Cost Additional a la carte housekeeping service is $40 per hour per housekeeper plus 4.166% GE tax with a 3 hour minimum. Advance notice is requested. Subject to availability.

Beach & Ocean Access Direct swimming beach access from the property. Step out and have your toes in the golden sands of Baby Beach! At the beach you can snorkel, swim, scuba dive, kayak, paddle board, and sometimes boogie board or surf - when the waves are up! The pool area is equipped with ice maker, bar fridge, BBQ grill, six chaise lounges, outdoor dining for six, outdoor lounging for six, pool and beach towels, portable beach chairs, cooler and umbrellas. Nearby you can rent sports equipment such as snorkel sets, boogie boards, paddle boards, and kayaks.
Pool Opal Seas has a lovely large free-form heated swimming pool. Pool is heated to 82 degrees as needed. Outdoor Spa There is a built-in whirlpool hot tub spa by the swimming pool outdoors. This is private to your own vacation home.

Entertainment The great room and each of the three bedrooms, the master bedroom parlor, and the office den room are all equipped with televisions, CD/DVD players, and iPod alarm clock radios.

The office and the master bedroom both have Netflix accounts for unlimited TV show and movie viewing.

Most televisions were recently upgraded to larger flat panel televisions.

All rooms are equipped with Dish Network service. One of the lower bedrooms has a PS2 in addition to Dish Network service.
Dining The great room has an indoor dining table that seats six guests. A separate counter in the kitchen seats 3 more on leather bar stools. There is a outdoor pool-side dining for 6 persons.

The beach in front of the property is public. At low tide, ancient coral heads may poke through the surface of the shallow beach area. Caution is advised for adults when swimming at Baby Beach. Baby Beach is best suited for youngsters or smaller children. An off-shore reef protects Baby Beach from large surf, making it an ideal play area for children who are supervised. Other beautiful broad post-card like swimming beaches are a short drive away.

Standard Amenities
Most villas typically will be stocked with a barbeque grill, answering machine, alarm clocks, phone, television, video cassette recorder and/or DVD, CD stereo, washer & dryer, iron & board, coffee maker & grinder, microwave, blender, toaster oven, dishwasher, oven, range, ceiling fans, hair dryer, spices & herbs, paper & pen, kitchen supplies such as cookware, glassware, silverware, outdoor furnishings, starter supply of soap, paper, cleaning products and utensils, and dining, bed and bath linens. Usually some beach chairs and towels are provided. Guests often misplace beach towels and chairs therefore an exact inventory is not guaranteed unless reserving a luxury class home. Some homes also provide iPod docks, high speed internet access, wireless networks, fax machine, espresso/cappuccino machine, exercise equipment and other upscale toys. Please inquire if a specific amenity will improve your comfort or convenience.
Amenities Not Included
Provide your own toiletries, slippers, and wrap, however Private Paradise Villas does stock in its managed homes bathrobes and custom toiletries. Recreational equipment, if found on the property is incidental, and is not a guaranteed feature of the house inventory. Boogie Boards, Snorkel Sets, Surf Boards, Kayaks, Bicycles, and other sports equipment can be rented in advance through third party providers. Please inquire with our Concierge for reservations.
Rates Include
Direct local phone, parking (except at condominiums or hotels), Concierge assistance, optional greeting upon arrival, occupancy up to the maximum number of persons allowed, weekly pool/spa service, weekly gardening, post-departure cleaning if not charged separately, extra person fees and housekeeping services as noted up to the stated maximum amount.
Rates Do Not Include
In Hawaii, homes are provided on an a-la-carte basis and most incidental personal services are not included in the rates quoted. Not included are long distance phone (unless a property offers a fixed price monthly unlimited long distance calling plan, security/damage/incidentals/activity deposit, extra guest-requested pool, spa service or yard cleaning, personal laundry, extra housekeeping other than noted, Hawaii State General Excise Tax 4.166%, Hawaii State Transient Accommodations Tax 9.25%, food or beverages, CSA Vacation Rental Insurance, lei greeting, airport greeting, transfers, transportation, auto rental, rental bedding, child care supplies, child proofing services, sightseeing, tours, activities, baggage handling at airport or at villa, sports and water recreation supplies, replenishment of paper & soap products other than initial supply, and any other items or services not specifically listed as included.
Standard Policies
Respect the stated maximum occupancy allowed please! This is very important, as all private homes in our collection are the valuable and beloved second homes of individual private owners. The availability and future right to enjoy our multi-million dollar vacation homes is conditioned upon each guest respecting the owner's pre-disclosed specific terms and conditions. Remove your shoes upon entering your home, as Hawaii's volcanic soil can stain carpets, tile, and fabrics. Step outside to smoke please. No pets on property. Rinse off sand and sun lotions before walking on interior floors sitting on furniture. Sun products will stain upholstery and linens and may damage furnishings. Weddings, receptions, and gatherings are strictly prohibited on any of our properties, due to residential zoning codes which discourage non-residential use, boisterous use causing noise complaints, excessive occupancy causing parking problems in the neighborhood, or any use involving additional non registered guests on the property. Please inquire in advance if you will have other friends or family staying elsewhere on island if you plan to gather at your vacation home as one group. Neighborhood quiet hours are 8pm - 8am.
Cancellation Policy
REFUND & CANCELLATIONS: GUEST UNDERSTANDS AND ACKNOWLEDGES THAT THE INITIAL PAYMENT BY GUEST IS NON-REFUNDABLE, UNLESS THE PROPERTY IS DAMAGED BY A CAUSE OTHER THAN GUEST NEGLIGENCE, OR IF THE PROPERTY IS OTHERWISE RENDERED UNFIT FOR HABITATION AND NO ACCEPTABLE SUBSTITUTE PROPERTY CAN BE ARRANGED. IF GUEST CANCELS THIS RESERVATION, A REFUND OF GUEST'S INITIAL PAYMENT MAY BE MADE, LESS A PRE-DISCLOSED CANCELLATION CHARGE, BASED ON THE GROSS RENTAL AMOUNT AND TAXES ORIGINALLY DUE FOR THE RESERVATION, IF THE ACCOMMODATION IS RE-RESERVED BY ANOTHER PARTY FOR THE SAME DATES AND AT THE SAME RATE.
